Each point is a seven-day rolling window of complete UTC days; a point is comparable only when at least 100 analyzed posts or comments fall inside it. A day with no analyzed records counts as zero; missing coverage is marked and never shown as zero. The series ends at the latest complete analyzed day — it never extends into the current incomplete day. How attention is measured.

Lead is one of the things you might be putting in the air, and the other is asbestos. Did your kitchen renovation involve removing vinyl tiles? It's not just the tiles which are dangerous, but the adhesive underneath is made with asbestos and I hope this was not something contributing to that dust. :-X

Read the exclusions page before the inclusions page. A fixed price is only fixed against what is written down, and the surprise charges come out of the exclusions and the unforeseen conditions clause, not the scope. Scope. Every line in the estimate appears in the contract or a referenced exhibit, plans included. Not on paper, not in the price. Exclusions. Permit fees, engineering, dry rot, termite damage, asbestos or lead in a pre-1980 house, and code upgrades an inspector requires are the usual escape hatches. Get unit prices on those now, per foot of rot, per hour of labor, so a surprise has a known price. Allowances. Material only or installed, and one stated markup on overages. Change orders. Written, priced and signed before the work happens. Payments. California caps the down payment at $1,000 or 10 percent, whichever is less, and no progress payment can exceed the value of work done (B&P Code 7159 and 7159.5). Tie draws to milestones, not dates, and hold the last 10 percent for the punch list. Lien releases above is right. Put it in the payment clause. Depending on how old the house is, it could have asbestos in it, and there's usually no way to tell by looking. Having an asbestos inspector take the sample seems to be the safer route, since cutting a piece off yourself can release more fibers than leaving it alone. with it only 8 inches over your head, I'd try not to brush against it until you know.

  4. Comment

It looks like a "stomp" ceiling. Test for both asbestos and lead. You don't remove it, just scrape off the high (or low, depending on your viewpoint) spots, then skim with some 45 or 90 minute mud, scrape again, skim again with some remixed bucket mud. Sand to flat, decide what's next.

  5. Comment

Stipple ceiling. Test for asbestos before you scrape anything.
