Patio Error? - We recently got a patio installed in our backyard. They had to take the bottom two layers of siding off the bottom because they also removed the previous deck. After the poured it and everything we checked it out and noticed some wood rotting along the side of the house and figured we should replace it. Problem is, it looks like the poured the steps right up next to the house and said rotting wood. Now the whole piece of wood isn’t rotted, just one small section. We can’t replace that entire piece of wood because of the steps. It doesn’t look like there is a moisture barrier of any sorts there, so my biggest concerns are: A. Not being able to replace the piece of already rotted wood B. The concrete causing additional moisture problems being right up against wood. I haven’t reached out to the contractor because I wanted to get some second hand opinions so I didn’t reach out and ask stupid questions. How urgently does this sheathing need to be replaced? - We're renovating the kitchen in this house we just bought and after removing the drywall we found moldy sheathing. The spot under the kitchen is particularly bad, it's soft and soggy and you can poke your finger through. Our contractor said the repair needs to be from the outside, through the siding and that we can go ahead and finish the interior kitchen stuff and come back to the sheathing later. But how much later? Is this an emergency or can it wait a few months?

Price aside, I'd make sure you're comparing scope before deciding whether it's a good deal. I'd want the quote to spell out things like waterproofing, floor/wall prep, exhaust ducting, cleanup and disposal, painting/drywall repair, and what happens if they uncover damaged subfloor or something else during demo. That's also why getting 2–3 quotes can be useful even if you already like this contractor. You're not just comparing prices — you're comparing what each person thinks actually needs to be done.

A few things to note. Make sure your contractor is locally owned. If you’re interested in getting the boiler replaced ask for a combination quote and a WH only quote. Also make sure the company is locally owned and not Private Equity owned. PE typically sends out sales people that will try and upsell, a lot of times their trucks are covered in graphic wraps with a logo mascot. If it’s a basic truck or van with a door sticker that’s good news. Three quotes are good for several reasons I had decided on a contractor when I got my AC replaced a few years ago. I explained they weren’t the cheapest but I had the most confidence in them as they were the only ones to look at my system and if they had any wiggle room in the price. On the spot got a $750 discount.

Interior or Exterior Flood Protection - My 1958 bungalow basement flooded due to unprecedented rainfall in June. It has been very difficult to get anyone in to provide quotes, because a huge number of houses flooded, so I have only been able to get two companies after almost 2 months. Option 1: Company 1 is offering external weeping tile with a sump system, crack filling and a waterproof membrane. It would require concrete pads around 1/2 the house to be demolished, along with a front deck (all of this was installed by a previous owner). We would also need to reinstall some sort of front steps. The quote is $51,000.00 Canadian, and doesn't include any of the costs to fix the landscaping in the future. For what its worth, the contractor seemed fairly straightforward and didnt show any obvious red flags. Option 2: Company 2 is offering internal weeping tile with a sump system and a 6 foot interior membrane. It would require us to remove an additional 4 feet of drywall (we already lost 2 feet of drywall to the flood) and insulation. The quote is $30,000.00 Canadian, and doesn't include the cost of fixing the insulation and drywall. The contractor did some high pressure sales techniques, and tried to gloss over any drawbacks of interior. The cost of the exterior is pretty high, and we will still need to try to figure out how to repair our exterior to the point that the property is presentable for future selling purposes (which could be a significant chunk of money). But it seems that the exterior will solve the flooding and will protect our foundation. The cost of the interior is a lot more manageable, but we are worried that the continued exposure of our foundation to water will cause significant issues in the future, especially as it's an old foundation. I'm also a little worried that the 6 feet of membrane will not be enough for protection. Does anyone have any experience in this? Will interior be sufficient? Will our foundation be at risk with interior? Or do we just need to bite the bullet and go exterior with all the drawbacks? Really just looking for unbiased perspectives.
