    How do you handle setbacks and disappointments? - I’m curious how others cope because I’m sooo sad. We’ve been talking about, planning and saving for a while to upgrade or update various things around the house. The plan was to take out as small of a HEL as possible next year. Admittedly, most of these things are cosmetic or just because we want to, like a bathroom remodel, new/better flooring in some spaces, updated kitchen design. All of those savings and plans are about to be wiped out by necessary repairs and upgrades due to the heavy rains all summer in our area. Our drainage systems couldn’t keep up and it’s become essential we address this and do it right. What’s the point of a dream kitchen if the foundation is buckling, right? I don’t know. I’m very very grateful we are in a financial position to handle what’s needed, but also just really bummed. I’m kinda feeling like Ellie and Carl in UP. Maybe I just needed to scream into the void with my first world problem

    Surface water accumulation - I live in Ontario. Last weekend we had a heavy rain for a longer than normal duration. I contacted the town, they sent an engineer to discuss it and he explained that this storm inundated the drain system of the town and properties all over town had surface flooding. In my backyard, the water accumulated on the back of my house, reaching within 1” of the basement window sills. I then contacted a local plumbing company, just to ensure that my weeping tile was clear. The plumber had seen issues like this before and suggested that the soil has poor drainage due to clay. That’s definitely true. He gave me a quote of $15K to install 3 window wells with drains that connect to the weeping tile. Is this quote reasonable?

    The tough part about water intrusion from the exterior is that it can be incredibly difficult to pinpoint. You've addressed the obvious, but there are non-obvious sources as well. To give an example, I had a two story structure where water was showing up on the bottom floor in a closet. No leaks in the drain lines or supply lines and it would show up a day or two after heavy rain. Checked and patched the roof, sealed all windows and cracks etc. Still happened. Replaced the roof and some gutters and it still happened. Turns out one of the downspouts was clogged somewhere in the middle and was leaking some water out right where one of the downspouts braces was and one of the screws holding it was missing leaving a small unsealed hole. That water traversed inside the structure until it made its way out in a closet about 12 feet away from the leak. One the leak was fixed, this never happened again. You can do penetration tests by spraying water with different color dyes in different areas to see which color makes it through. This is an involved process but should be able to identify where water is coming from. Another thing to note is that stucco by itself is not waterproof. Stucco is porous. It's actually the paint on the exterior of the stucco that makes it waterproof. So check for any patches of missing paint or cracks in the paint. But if your paper is wet and the framing isn't, then at least your paper is holding up and doing its job. How crazy is it that the house has to depend on paper to survive?

    Gonna be a bit of a contrarion. A little water in an unfinished basement after heavy rain could be as innocuous as the gutter drains are too close to the house and or the sump pump isn't working. This is more likely as the house is on the top of the slope, not the bottom. It appears to be seepage from the picture, not an indoor pool. I absolutely would not discount the house, chances are the fix isn't monumental

    After reading everything through and OP’s comments on the post, I don’t necessarily think this is something you need to run from. Honestly, I feel like it’s a good thing that both the owners and the realtor were willing to put honest pictures up online. OP stated that the disclosure states the sump pump isn’t working therefore I’m thinking this is the amount of water they receive after heavy rains with no sump pump and to me that doesn’t really look all that bad. obviously investing in a house requires real investigation into this, but I don’t think it’s the immediate deal killer everybody is making it out to be. We are in Northeast PA so similar Climate to OP and my sister bought a cinderblock home from the 70s that had water in it. She got an incredible deal on the house because the owner died and the family lived out of state but all she needed was to put in a sump pump and hasn’t had an issue since. This place already has the pit and just probably needs a new sump pump itself.
