   Back when I Installed the metal roof, there was an energy tax credit related to reflective roofing pigments that can be chosen from metal roofing. So for example, my wife wanted a flat black standing sea metal roof, which would’ve looked handsome on our house, but we ended up choosing a color that most closely resembles a slightly worn out penny. It fell into the list of color pigments that reflect enough sun energy to reduce cooling load in the summer. I’m not sure that tax credit exists any longer, but if I recall correctly, it was worth somewhere in the neighborhood of $2500. I also removed three layers of asphalt shingles from my home. I’m sure that helped with the amount of weight that was up there. One last thing. I was able to get negotiate a really good price for my roof because it was during the recession in 2008. I think I paid $11,000 for a 2400 square-foot home with 17 1/2 squares on the roof. I have to guess that that same roof would cost double nowadays.

   Metal roof never makes sense, never. “It lasts a lifetime.” Take that $20k or whatever it costs extra and put it in a growth calc. and give it a modest 6% growth rate for 20 years. Metal roofing is not an investment, it’s actually a horrible investment. Also, fellow Upper Midwest person, who installs a 20 year roof anymore? Most of them are referred to as 50 year shingles and last 20 years minimum.

   Like all things in construction, there are pluses and minuses. There is definitely no perfect roofing systems in this world. The downsides to a metal roofing are: 1. They are very slippery to walk on. Make no mistake that with any pitch greater than 4 / 12 you will have difficulty finding a contractor who will want to work on your roof. You simply dont have the friction between the metal and you boots. 2. Flashing around chimneys is very difficult. You damn well need to have a very skilled flashing contractor. Metal roofs are unforgiving when it comes to flashing. You need perfection. 3. Snow and plumbing vents. Modern ABS or PVC plumbing vents that are low on a roof can be snapped right off if you have a large snow accumulation when said snow accumulation avalanches off your roof due to low friction instead of slowly melting and staying in place like you would have with conventional asphalt shingles. The force of the avalanche will shear your plumbing vent right off at the roof line. 4. Metal roofs dont work so well with side splits. Rain water will roll off a metal roof with high velocity due to low friction. When that fast moving rain runoff hits the wall of the side split, it will blast the wall and quite likely blow past any siding and right into the wall structure. Again, you need high quality flashing work. 5. Snow avalanching can be dangerous to those walking underneath the roof sofit.

   About 10 years ago we needed to replace our roof and the quotes for metal roofing vs shingled came out to be only 20% more. I have no idea why, but it seemed like a no brainer for me. Lifetime warranty. No regrets. It took a second to adjust to the sound of tapping when it rained (it eventually became soothing for me). Love the look and durability.

   Well, it wouldn't be for me because I'm not going to put a roof on my house that makes the house look like a farmer's pole barn. But if aesthetics don't matter to you, or you don't see the aesthetic issue the same as I do, then Bob's your uncle. Of course, there're metal roofing types that don't make your house look like a barn or a shed because they imitate shingles or slate, but that doesn't seem to be what most people are talking about when they mention a metal roof.
