   You're asking too much. Your climate doesn't even need gas heat, and you can get a better mini-split new for $1k. Start at $500 and lower it $100 every 3 days until it is gone. Oh, and that's only if you have some proof of it working recently. Otherwise be happy if someone gives you scrap value for it.

   Minisplits are great for additions, that's pretty much what they were born for, but you've got weak airflow in the original house too, so cutting the addition loose doesn't fix that part. And that garage condensation is only gonna get worse if you ignore it 12k for a full rework with you doing the demo honestly doesn't sound insane for NoVA. The mini split quote at 10k feels steep unless they're burying the electrical in there or you've got a tricky run to the outdoor unit If the Trane still has good years left I'd lean toward fixing the ducts. You solve the weak airflow everywhere, zone it properly, and deal with the sweating ducts above the garage in one shot. Patching it piecemeal with a mini split now and chasing duct problems later sounds like a headache Get a couple more eyes on it though, sometimes a smaller shop will see a smarter way to reroute that porch tap without tearing the whole house apart

   What’s the right AC solution? - I bought a split-level in Northern Virginia a couple years ago that has a two-story addition I didn’t initially realize was an addition. It added a large master bedroom upstairs and a family room below, both roughly 20x15. The HVAC has never worked well in the addition. Upstairs is hot in summer/cold in winter. Downstairs is fine in summer but cold in winter. The Trane unit is only about 7 years old, properly maintained, and appears adequately sized. I think the ductwork is the problem. When the addition was built, they tapped into the main trunk running through the center of the original house. The new duct exits the house under a raised porch, then comes back through the exterior wall into the addition and feeds **both the upstairs and downstairs rooms**. Because both levels of the addition are fed from this same trunk tap, the addition **can’t simply be isolated into upstairs/downstairs zones with a damper**. Airflow in the addition is weak, and three bedrooms in the original house also have weak airflow. I also have a separate issue where uninsulated ductwork above the garage is causing condensation/mold on the garage ceiling below the living/dining room. So I’m considering two options: Remove the addition from the existing duct system and install a dual-head mini split for those two rooms. Redo/reroute the ductwork throughout the house to properly balance everything, allow proper upstairs/downstairs zoning, and address the garage condensation issue at the same time. One HVAC contractor quoted \~$12k to redo the trunk/ductwork and add dampers for upstairs/downstairs, **with me doing the demolition first**, or \~$10k for the mini split. Both quotes felt a little like “I don’t really want this job” pricing, and the mini split still wouldn’t fix the weak airflow or garage duct/condensation problem. I know I need more professional opinions, but before I start calling around: **Does this sound like a situation where redoing the ductwork is worth it, or would you isolate the addition with a mini split and fix the remaining duct issues separately?** Northern Virginia.    Bought a 1920's house a few years ago. Previous owners had put central air in around 2020, I really wish they had done mini splits. Each room only has a single (small) supply vent and no return. It doesn't help there isn't any insulation upstairs. Summers are hot, winters are cold, bills are high. I'm currently in the process of doing a full gut of the upstairs to add insulation and seriously debating adding mini splits while the walls are open.

   My take is it depends on your house and it's layout. Small simple layout sure. But when you take the average new house size in the US of 2,400 sq ft it may not be. My parents have a 2,600 sq ft house, 4 bedrooms, it would take 8 heads to cool their house and they would still have warm spots. Recently I was in the Carribean in a house with mini splits, very simple layout. The main area and kitchen had a unit and each of the bedrooms did. The kitchen was noticeable warmer then the rest of the main area where the head unit was. The attached bathrooms on the bedrooms were quite a bit warmer then the bedrooms. We have a larger house, we would need at least 13 or 14 heads to cool it, and I don't know how well it would control the humidity in our house. I already have one ducted dehumidifier to bring the humidity down. A proper central system with supply and return ducts in each room will provide much better comfort. I can feel the difference in our house in the one bedroom and laundry room without a return duct, even with the bedroom having the door open and it has a jump duct, its still not as comfortable the rest of the rooms. I say this as I have a mini split in the garage. The units just died. The condenser fan and circuit board took a dump on me. The parts were $1,200 for the fan and board. Sure I could get them covered under warranty but Id be spending at least $500 to to repair an 8 year old unit that works hard. I paid like $1,400 for the unit. I had another mini split i hadn't installed yet for the other garage so I just replaced that unit.
