Each point is a seven-day rolling window of complete UTC days; a point is comparable only when at least 100 analyzed posts or comments fall inside it. A day with no analyzed records counts as zero; missing coverage is marked and never shown as zero. The series ends at the latest complete analyzed day — it never extends into the current incomplete day. How attention is measured.

are the drawings in yours or his possession? what about the permit? it might be worth having a lawyer look at the contract and talk about what your options are.

I'd advise an electrician and plumber in this case. It's not a matter of just swapping outlets. You need to run all new wire for 220V, plus another outlet and breaker assuming there is room for a 30 amp dual pole breaker. Also, a kitchen sink uses 1 1/2" drain pipe for kitchen sinks and a washer should have 2". Permits are required for this just FYI.

The smiley avoidant owner who’s also your POC, that’s a special kind of hell. Dude’s got your cash and zero urgency, classic move once the permit’s in hand. I’d send one final email laying out exactly what you need (drainage plan, firm start date) with a deadline, cc whatever state contractor board exists, and mention you’re ready to dispute the charges if he ghosts again. Sucks to lose the season but a builder who won’t show up in August isn’t magically getting reliable by November

Is this in the city of San Francisco? It sounds like it will require engineered drawings and a permit. That will drive up the price too. The 4' limit for not requiring a permit is measured from the bottom of the wall foundation to the top of the wall . Being on a step hill can drive the need for engineered drawings. Splitting one 8 foot retaining wall into two 4 foot walls to avoid getting a permit is not likely to find a welcoming reception with the city. With seismic zones and periodic heavy rain, liability should be a concern of any reputable contractor and the homeowner. And, doing the work to minimize needing an insurance claim is likely to be expensive.

I like the shade sail idea because it won’t require a permit. Likely the ADU doesn’t meet standards and isn’t permitted either, but that’s kind of a nuclear action for right before you sell your house.
